Do I need a zoning permit?

Are you planning on building a new home, fence, deck, patio, shed, or other similar exterior improvement?  Are you building or expanding a new business?  You will need to obtain a Zoning Permit before you begin construction.  Section 5-1 of Appendix A of the Town Code states that "no buildings or structures shall be constructed, repaired, reconstructed, enlarged, or altered, nor shall any uses of land be established, until after a zoning permit has been obtained."  If you are unsure whether you need a zoning permit or for general questions about obtaining a zoning permit, please contact the Town Planner.

What is the fee for a zoning permit?

  • New residential building - $60
  • Residential addition/accessory (deck, patio, shed, etc.) - $30
  • Commercial - $100

What do I need to submit with my application?

In general, you need to submit a plot plan of the property showing all proposed and existing structures in relation to the property lines.  The setbacks (in feet) of all proposed and existing structures should be shown on the plan.  The application should also include a description of what the new structure or addition will be used for.  Click here for a sample plot plan.  For a full list of what is required to obtain a zoning permit, please download the zoning permit application.

How long does it take to get a permit?

Once a completed zoning permit application has been received along with all the necessary information, it generally takes between 24 and 48 hours to review.  Once the application has been approved, one copy of the signed permit is mailed to the applicant and one copy is faxed to the Shenandoah County Department of Building Inspections for their file.

Do I need a building permit?

In addition to a zoning permit, you may also need a building permit issued by the Shenandoah County Department of Building Inspections.  The Department of Building Inspections may be contacted at 540-459-6185 or inspection@shenandoahcountyva.us.
